Leeds office scheme fully let

Property Alliance Group has secured a new tenancy filling all space at a 41,000 sq ft office development in Leeds city centre.

Accountancy firm Ford Campbell Freedman (FCF) has agreed a 10-year lease for 4,000 sq ft at 33 Park Place, located in the city’s commercial core. FCF is a long-established firm of chartered accountants offering audit, accountancy and taxation services to owner managed businesses.

Lisa Calvert, Audit & Business Advisory Partner at FCF said: “This is a really exciting time for our business. Having outgrown our existing premises, we are delighted to be moving to 33 Park Place. This move not only offers us the opportunity to provide an incredible working environment for our growing team, but also helps to ensure consistent and exceptional service to our current and future entrepreneurial clients.”

The deal follows a recent letting to Yorkshire law firm, LCF Law, which signed a 10-year lease for 6,000 sq ft to accommodate 60 employees. Lawyers and support staff have moved from the firm’s existing Leeds city centre office on Sovereign Street.

The arrival of FCF means that both 33 Park Place and neighbouring 31 York House are fully let. The buildings, which span a total of 65,000 sq ft, were acquired by Manchester-based Property Alliance Group in 2017 and were the company’s first investment in Leeds.

Since the acquisition, Alliance has invested more than £1m in 33 Park Place, refurbishing it to a high specification and adding a range of new amenities, including an on-site gym with showers as well as new landscaping and seating for tenants in the courtyard area, which is shared by York House.

Rob Peill, Head of Offices and Industrial at Alliance said: “We purchased these office developments as they offered huge refurbishment and repositioning potential, especially given their prominent location and proximity to the station.

“We moved quickly to upgrade the space in line with the demands of local businesses and with the support of our agents, have succeeded in attracting new tenants within a short space of time and filling all available space.

“As our first venture in Leeds, this is a fantastic result for Alliance and we are now actively looking for further investment opportunities in the city.”

CBRE and JLL are the joint letting agents for both buildings.
